Improved Economic Conditions on the Horizon

With continued strength in the job market and solid gains in house prices, there has been a meaningful drop in mortgage delinquencies and foreclosures in the U.S. Steady employment gains mean most Americans are able to meet their mortgage obligations, while house price gains have helped reduce the number of underwater mortgages – leading to lower default rates and a healthy outlook for the housing market in the next year, according to the latest housing market barometer released today by Nationwide, a leading insurance and financial services organization.

Improved Economic Conditions on the Horizon

The forward-looking Health of Housing Markets Report (HoHM Report) evaluates the housing health for the U.S. and 400 metropolitan statistical areas (MSAs). This quarter’s HoHM Report shows serious delinquency rates in nearly all MSAs are trending down toward pre-housing bust levels. As mortgage market conditions steadily improve, housing is expected to remain a bright spot in the U.S. economy.

Movements in serious delinquencies – defined as homes in foreclosures plus greater than 90-day delinquencies – serve as a leading indicator for overall housing market health among buyers, sellers, and builders. Falling rates across the country bode well for continued health and sustainability throughout most housing markets in the U.S. over the next year.

“We are seeing positive signals for homeowners, as well as local economies, in most metro areas,” said David W. Berson, Nationwide’s senior vice president and chief economist. “The drop in serious mortgage delinquency rates supports sustainable home price gains and housing activity. The more sustainable housing markets should allow for positive feedback loops in local economies, with strengthening job and income gains for residential real estate agents, mortgage bankers and home improvement workers.”

The report also indicates that:

  • The vast majority of metro areas across the country are healthy, indicating that few regional housing markets are vulnerable to a housing downturn in the near term – except those in energy-intensive regions or where house price gains are substantially above long-term trends.
  • The energy sector slowdown is weighing heavily on job growth and housing sustainability in certain areas, including portions of TexasNorth DakotaWyoming and Louisiana. MSAs in these states comprise the entire bottom 10 performance rankings list.
  • Texas is among the least sustainable states in the country right now, with nearly all MSAs rated as negative or neutral due to oil price declines or overheated markets.
  • Major MSAs within the top 50 include: Oklahoma City, Okla.ClevelandMilwaukee and Chicago; meanwhile, three of the top 40 MSAs by size lie just outside the bottom 10: HoustonSeattle and New Orleans.

Get Ready for National Night Out

There’s still time to get ready for National Night Out. As home builders in Omaha, we know how important community is to our homeowners. That’s why we want to encourage everyone to get together and throw a block party, barbecue, community pot luck. There’s no better way to strengthen your neighborhood than by getting together and throwing a party.

National Night Out is an annual community-building campaign that promotes police-community partnerships and neighborhood camaraderie to make your neighborhoods safer, and better places to live.

The National Night Out is designed to:

  • Heighten crime and drug prevention awareness;
  • Generate support for, and participation in, local anti-crime programs;
  • Strengthen neighborhood spirit; and
  • Send a message to criminals letting them know that neighborhoods are organized and fighting back.

National Night Out takes place the first Tuesday in August, this year it’s August 2nd. That means there’s more than a month to prepare for your neighborhood event.

Get Ready for National Night Out

  1. Talk to your neighbors, and ask for a few volunteers to help organize the event.
  2. Decide on the kind of event you want to have – pot luck, ice cream social, BBQ, etc.
  3. Choose the date – National Night Out is August 2nd, but you don’t have to have it on that date. For many residents a weekend may be more convenient.
  4. Create a flyer and leave it at the doors of your neighbors. Here are some examples of NNO flyers from Pinterest.
  5. Invite local fire station and police to stop by.
  6. Encourage neighbors to bring chairs, paper plates, cups etc and don’t forget a large trash bin to collect debris at the end of the evening.

Be sure everyone gets a chance to introduce themselves and be sure to set out a clipboard or iPad, so people can leave their phone numbers and email addresses. If you’re feeling really motivated create a Facebook neighborhood page and share it with everyone.

The Lantern Festival

Featuring games, food and music throughout the day – and the lighting of lanterns to cap off the night. Each adult will be given a box of goodies to share with their loved ones/children/friends and their own lantern. A night you won’t want to miss!

RiverFest

When: July 15th and 16th, 2016

Where: Haworth Park

Bellevue, NE

RiverFest is a combination of several activities that is to sure to please all ages. The festival includes Live Bands Friday night and all day Saturday until close featuring local bands and featured bands. Additionally, families can enjoy the “Fireworks Extravaganza” Saturday night, Kidz Zone,  Car Show, Vendor Village and the Budweiser Beer Garden.  We also host the Nebraska State BBQ Competition.  RiverFest is only $1 at the gate and the public is welcome to bring lawn chairs and blankets to enjoy the music and fireworks; however, no coolers please.

Railroad Days

When: July 16th and 17th, 2016

Where: Various Locations

ALL ABOARD for a fun-filled weekend, exploring six unique railroad-themed attractions. Celebrate our region’s rich railroad heritage and all things train and track at Railroad Days 2016. On Saturday, July 16 and Sunday, July 17 from 9 a.m. to 5 p.m., Lauritzen Gardens, The Durham Museum, the Union Paci c Railroad Museum, the RailsWest Railroad Museum, the Historic General Dodge House and the Lewis and Clark National Historic Trail are teaming up for this favorite annual event.

Passes for Railroad Days can be purchased on July 16 or 17 at all venues with the exception of the Lewis and Clark Trail. Guests can still start their day at Lewis and Clark and then purchase their pass at the next location. There are no presales. Each family pass (two adults and all dependent children) is $15 and allows admission to and transportation between all six locations. A $5 pass is available for one additional adult with the purchase of a family pass. Parking is available at all six venues.

Gretna Days

When: July 28th through 31st, 2016

Where: North Park, Gretna

Gretna Days was started over 50 years ago by local businessman Marv Killion with Gretna State Bank (now Pinnacle Bank). He was joined the following year by Ed and Don Frederick of Frederick Brothers Grocery. Ed and the Frederick family still run Frederick Brothers Rental, which owns and operates Village Square here in Gretna. Over the years, many individuals have worked hard to keep Gretna Days going strong. Emil and Barb Beyer, Jack Koke, and Dan Washburn were a few of the most instrumental volunteers.

The original purpose of the weekend was to thank the community for their support of the local businesses throughout the year. As a foundation, we continue this tradition today with the Community Picnic in the park on Sunday. We have added various other events including the Friday Fireworks and the Saturday night dance in Village Square which helps fund the weekend’s activities. It is our goal to maintain these original traditions and continue to improve and grow Gretna Days.
