Building and Designing a New Home Tips and Tricks – Designing the Perfect Bathroom

So you’ve decided to build a new home – now what? Building a new home can be overwhelming, and it can be difficult to know where to begin. A great first step when designing a new home, is to download our free resource guide. Our guide has all kinds of great tips to help guide you in the right direction. Click here to download this handy planning guide.

In our last post Building and Designing a New Home Tips and Tricks – Storage Space we talked about using space wisely.  Smart use of space is especially important if this will be a first home, a smaller home, or there just won’t be as much space in this new home as you’re used to. The bathroom is one of the places that benefits well from utilizing space saving and space adding tips.

The following list gives you six essential tips for designing a bathroom that is perfect for you and your family;

Tip 1: Vanities – Make your bathroom perfect by ensuring the height of your vanity is adjusted for the people using it. Mom and dad may need a higher vanity in their bathroom, generally between 34 and 42 inches, but if the kids don’t have their own bathroom, you may want to consider having multiple vanities set at different heights.

Tip 2: Vertical Storage – If the space below the sink just doesn’t cut it, consider going up. The space above the mirror is often a great place to install cabinetry or shelving for additional storage space. Storage space above the vanity isn’t only practical, it can also break up the lines and add visual interest to the room.

Tip 3: Self-Standing Additions – Self standing additions can help to add some much needed space at a low cost. Visit second hand stores or thrift shops to find unique pieces to use as added storage. Use an old magazine rack to hold towels or convert an old crib for use as a corner piece for display and storage. Click here to see examples.

Tip 4: Storage – Use hooks and bars for towels and robes and other not so obvious items like hair dryers and curling irons. Attach hooks to the side of the vanity or along the walls to increase your storage and make items easily accessible.

Tip 5: Display Areas – Display areas in a bathroom can help add splashes of color, tie the theme together, or add space to put some of those knickknacks you can’t otherwise find space for. Create lovely display areas by installing recessed shelves or shadowboxes. Display your favorite bath salts, lotions and other potions as well as framed artwork or inspirational messages.

Tip 6: Maximize the Space – Use doors and walls to maximize the space in a small area. Hooks on the back of the door make it easy to hang a travel case for guests or even a wet towel. Consider adding little luxuries like a heated towel rack. Don’t forget to put a wall mirror on the wall opposite the vanity to increase the illusion of size in the room.

Building and Designing a New Home Tips and Tricks – Home Storage

Here at Regency Homes of Omaha, we know that building a new home can be frustrating. There are so many things to think about that it can all become overwhelming extremely quickly. In order to help alleviate some of that frustration we’ve put together our ‘Building and Designing a New Home: Tips and Tricks” series.

Important Design Element – Home Storage

The amount of storage that is in a home is often overlooked but an aspect of the home that is always appreciated. While extra storage spaces aren’t at the top of most home buyer’s wish lists, the lack of storage, or poorly places storage, are shining examples of bad home design.

Here’s how you can plan a home with plenty of storage space;

Main Floor Storage Space

  • Garage – With the plethora of garage storage systems on the market, a little extra space in a garage goes a long way! Whether it’s simple shelving, an elaborate storage system, or attic trusses with pulldown ladders having extra storage space in the garage is almost a must.
  • Rear Foyer – The rear foyer is where the family will be entering the home most of the time, and as such, storage elements for coats, backpacks, shoes, purses, phones, keys, and such are needed here more so than even the front door. The storage space in this area could be cubbies and drawers, or a full walk-in closet, whichever the space allows for.
  • Pantry – Time and time again I hear from family and friends that they just never have enough cupboard space in their kitchens. A walk-in pantry is a great example of storage done right.
  • Laundry – The laundry room is often where home owners will store cleaning products, extra paper towels and toilet paper, and, of course, laundry related products (ironing board, detergents, a hanging rack, etc). A laundry room should minimally have a shelf lined along the walls of the room. If you want to go the extra mile, add base cabinets and a counter top for folding.

Bedroom Areas

  • Linens – A framed linen closet with shelving can hold a lot more than a simple cabinet. Most homeowners, especially any with teenagers, will appreciate any additional bathroom storage space. Additionally a simple framed linen closet with shelving will often be lower in cost compared to other types of linen closets.
  • Bedroom Closets – Generally the idea is to keep the secondary bedroom closets simple with double shelving where possible so that more of the budget can be spent on a much more elaborate system for the master suite. At minimum a small walk-in closet with a nice storage system should be included in the master suite.
