Right now the real estate market is going gang busters. It’s a seller’s market but there are still some things you should be doing to ensure you get the best price for your home in the shortest amount of time. Depending on your area and the type of home you’re selling, houses can sell within hours to just a few days. Still, you’ll want to make sure you make your home as appealing to potential buyers as possible.

Tips for Selling your Home Quickly

  1. Hire a Realtor – The market is hot right now, inventory is at an all time low and interest rates are still historically low, but that doesn’t mean you can do this on your own. Hire a Realtor to set the best price, manage all the showings and to take care of all the details and paperwork. It’s well worth the commission they earn.
  2. De-Clutter – No one wants to imagine all their junk in their new home. Remove your clutter so potential buyers don’t imagine their clutter. Your home will look fantastic, it will look larger and it will sell faster.
  3. Clean Closets – No one ever has enough closet space, so make sure yours are as uncluttered and organized as possible. A little air freshener goes a long way.
  4. Remove Family Photos – The home buyer is trying to imagine their life in your home so make it easy for them to do so. Hang a couple of large prints on the wall in living areas and leave the rest of the walls bare.
  5. Paint – A fresh coat of paint is one of the easiest and most economical ways to spruce up your home. New paint makes the house look clean and smell fresh. You may want to stay after you paint a few rooms. Use light neutral colors that are appealing to everyone.
  6. Shampoo the Carpets – Shampoo your carpets to remove any stains and freshen up traffic areas. If carpeting is too worn, consider replacing it.
  7. Stage your Home – Hire a professional to stage your home. Many times they will use your furniture, but they may bring in pieces too (and have you remove some of your own). Don’t be offended, they’re trying to achieve a neutral look so a buyer can project their belongings in your home.
  8. Light it Up – Turn on the lights when showing the house. Install the brightest bulbs possible in darker areas like stairways, entryways, the basement, mud room etc.
  9. Clean the Windows – You’ll want to have as much natural light as possible, so be sure to clean the windows and launder and drapes and dust any blinds.
  10. Make Minor Repairs – Fix the little things you’ve been putting off like replacing broken trim, loose stair treads, and repairs that can you can do yourself. Larger repairs like furnace and A/C should also be completed.
