Trusted Home Builder Papillion, NE
Home builder Papillion, NE families choose when they want new construction rather than a bidding war, and in this market that distinction is worth understanding. Roughly 4,400 people a month search for homes for sale in Papillion NE, chasing a resale inventory in a city that has grown from a 1870s railroad town into the seventh most populous in Nebraska. Regency Homes has three active communities here, all inside the Papillion La Vista school district, so you can pick the lot and the layout instead of competing for whatever comes on the market. We build across the metro as a semi-custom home builder, and Papillion is where our Sarpy County work is concentrated: Founders Ridge at 126th and Highway 370, Granite Creek at 108th and Lincoln Road, and Sumtur Crossing at 114th and Schramm Road. Our model home sits on Shepard Street in Founders Ridge, which makes this the easiest place in the county to walk a finished Regency build before committing. New homes in Papillion NE and current lot availability are listed on our available homes page, alongside the full metro community list.

Our Three Papillion Communities
Founders Ridge, 126th and Highway 370, is where the model home is. From here you are close to the SumTur Amphitheater, Shadow Lake Towne Center and the Walnut Creek lake area. Get directions to the model before you drive out.
Granite Creek, 108th and Lincoln Road, sits next to the proposed NRD lake area and close to both Walnut Creek and Werner Park. It is the middle option geographically, with quick access to the amphitheater and the Highway 370 corridor.
Sumtur Crossing, 114th and Schramm Road, is the closest to the SumTur Amphitheater and adjoins the 450-acre Walnut Creek Recreation Area with its 105-acre lake. It is also the closest of the three to the La Vista line, which matters if you work north.

About Papillion, NE
Papillion got its name from the creek, and the creek got its name from butterflies. French explorers called it papillon for what they saw along the grassy banks, and the spelling drifted over two centuries of use. The town itself grew up in the 1870s around the railroad, and it has been the seat of Sarpy County ever since.
It is not a small town any more, whatever the marketing says. The 2020 census counted 24,159 residents and the city now puts the figure at 25,407, making it the seventh largest city in Nebraska. Median household income is $109,512, the median house value is $336,743, and the cost of living index sits at 88.9 against a national average of 100. Money Magazine has named it one of the Best Places to Live six times since 2007, once as high as second in the country.
What people actually use it for is the recreation. Werner Park hosts the Triple-A Omaha Storm Chasers and USL Union Omaha. SumTur Amphitheater runs concerts, films and theatre through the summer. Papillion Landing is the city’s Community Recreation Center and Field House, and Papio Bay handles the aquatic side. Eagle Hills and Tara Hills cover golf, and there are four recreation areas plus Walnut Creek and Prairie Queen for trails and fishing. Shopping runs across Shadow Lake Towne Center, the Shoppes at Market Pointe, Midlands Place and the downtown strip. Our blog covers what building in Sarpy County actually involves.

Why Regency Homes
We have been building in Nebraska since 1962 and have completed more than 6,000 homes, averaging about 100 a year. That covers enough interest-rate cycles and material shortages to know how to hold a schedule when conditions turn. The full company background has the history and the team.
Every build gets a dedicated construction superintendent from groundbreaking through final walkthrough, with pre-construction and phase-related job site meetings along the way. Same person on your calls, same person running your trades on site.
Our land development division sources and develops the lots in all three Papillion communities, which is why we can tell you what is available and what is coming rather than reselling someone else’s inventory. In-house designers handle selections, licensed sales counselors handle contract and financing, and a confidential post-move-in survey checks how it actually went.
Look through the project gallery for finished work, or take the free planning guide if you are still working out the process.
