Leading Home Builder Elkhorn Area, NE
Elkhorn sits on the west edge of the Omaha metro, and it didn’t get absorbed into the city quietly. It ran its own government until 2005, when Omaha moved to annex it, and the fight over that decision went all the way to the Nebraska Supreme Court before Elkhorn lost its independent status for good in 2007. That history is part of why the area still reads as its own town instead of just another Omaha zip code.
What’s left is a neighborhood with brick-paved Main Street shops and restaurants in Olde Towne Elkhorn, the Elkhorn River running along its edge, and a school district that just had all three of its high schools ranked in the top 3 in Nebraska by US News. Golf, tubing, and small-town retail sit within a few minutes of home, which is more than most new-construction suburbs in the metro can say.
Regency Homes has been building here for decades as part of our broader work as a semi-custom home builder across the Omaha metro, and we currently have four active communities in Elkhorn: Anchor View, Calarosa, Daybreak Springs, and Blondo Point. Each sits in a different part of the neighborhood, and each comes with different lot sizes, price points, and proximity to the amenities that make Elkhorn worth choosing over other west Omaha suburbs. You can see current lot and floor plan options across all four on our available homes page.
Which Elkhorn Community Is Right for You?
Anchor View is the pick if you want lake access without leaving the neighborhood. It backs up to Flanagan Lake and its 730 acres of public recreation land, with trails and sports fields built directly into the community layout. Families who want to walk or bike to green space instead of driving to it tend to land here.
Calarosa works for buyers who want to stay close to everyday errands. It’s three miles from the Maple Street shopping corridor, which means grocery runs and quick dinners out don’t turn into a production.
Daybreak Springs is where Regency’s Elkhorn model home sits, so it’s the easiest community to walk through in person before you decide on a floor plan. It’s also near golf and sits along the Fort Street corridor, which is getting infrastructure upgrades.
Blondo Point is the newest of the four, and it’s built for commuters. One minute from the West Dodge Expressway means your drive time to the rest of the metro barely registers.

About Elkhorn, NE
Elkhorn was founded in 1865 and platted in 1867 when the Union Pacific Railroad came through. It incorporated in 1872, lost its charter during a rough economic stretch, and didn’t re-incorporate until 1886. For more than a century after that, it ran as its own city. Omaha started annexation proceedings in 2005; Elkhorn fought it in court, lost at the Nebraska Supreme Court in January 2007, and officially stopped existing as an independent municipality on March 1, 2007.
That history is part of why Elkhorn still feels distinct from the rest of Omaha. Olde Towne Elkhorn has kept its brick-paved Main Street, small shops, and local restaurants. The Elkhorn River runs along the community’s edge, and outfitters nearby run tubing and kayaking trips down it through the summer. Indian Creek, a 27-hole public golf course and event venue on N 202nd St, anchors the west side of the neighborhood with a restaurant, lounge, and event space added on in recent years.
The schools are the bigger draw for most buyers. Elkhorn Public Schools serves roughly 11,455 students across 20 schools and consistently ranks among the top 1% of Nebraska’s 245 school districts on combined math and reading proficiency. Math proficiency runs 86% districtwide against a 58% state average; reading runs 76% against a 47% state average. The graduation rate sits at 98%. In 2026, US News ranked all three Elkhorn high schools (Elkhorn South, Elkhorn North, and Elkhorn High) in the top 3 in the state. If school district is the deciding factor in your search, it’s worth reaching out directly so we can walk you through which of our four communities fits your family best.
Why Build New in Elkhorn?
Elkhorn draws buyers who want west Omaha convenience without giving up a distinct sense of place. Blondo Point sits a minute off the West Dodge Expressway, which puts the rest of the metro within easy reach for anyone commuting toward downtown or the West Dodge corridor. Calarosa’s three-mile distance to the Maple Street shopping corridor covers most day-to-day needs without a long drive.
For weekends, Indian Creek’s golf course and event spaces are minutes away, and the Elkhorn River gives you tubing and kayaking access that most west Omaha suburbs simply don’t have. Olde Towne Elkhorn adds the kind of walkable, small-town retail strip that a lot of newer developments never build.
And then there are the schools. Elkhorn Public Schools’ top-1%-in-Nebraska ranking and its three top-3-ranked high schools are the single biggest reason families choose this area over comparable new-construction suburbs. If you’re comparing Elkhorn against our other communities, Bennington and Gretna are the two closest in feel, though both sit in different school districts.
Why Regency Homes
We’ve been building homes in Nebraska since 1962. That means we’ve been through enough interest rate cycles, material shortages, and subcontractor pinches to know how to keep a build on schedule when conditions get difficult.
Every home gets a dedicated construction superintendent from groundbreaking to walkthrough. They’re the person who answers your calls and the person actually on-site coordinating your subcontractors. It’s the difference most of our buyers notice first when they’ve previously built with a national production builder.
Our in-house design and estimating team also means your upgrade choices and pricing get locked in before you sign, not after you’re already committed and the change orders start showing up.
