New Homes in Newport Vista, Bennington NE

Liberty sits at 43rd Street and Capehart Road on the south side of the Omaha metro, in Bellevue. What sets it apart from most new-construction pockets is the setting: treed homesites and nature-reserve lots you rarely find in newer neighborhoods, with Shadow Lake Towne Center about 11 minutes away for shopping and dining and Offutt Air Force Base roughly 15 minutes out. For buyers who want a newer home with mature tree cover and a short drive to the base, that combination is hard to match this close to Bellevue.

Liberty is in the Bellevue Public Schools district. For families relocating to Offutt on a PCS move, and for civilian buyers who prefer the south-metro side of Omaha, base proximity plus an established school district is a large part of the appeal. Bellevue is Sarpy County’s anchor city and Nebraska’s oldest town, so you get settled infrastructure and history alongside the new build.

Because Liberty is a Regency Homes community, you start with a plan from one of our collections and make it yours before we break ground, rather than buying whatever a spec builder happens to have standing. You can see current move-in options any time on the Available Homes page.

Why Families Build in Liberty

The draw here is setting and location working together. The treed and nature-reserve lots give you a backdrop that will not get scraped and rebuilt behind you, which is unusual for new construction. Buyers who want privacy and tree cover tend to gravitate to these homesites, and they move quickly, so the current lot list is the place to start.

The other draw is the commute math. Liberty is about 15 minutes from Offutt Air Force Base, headquarters of U.S. Strategic Command, and one of the largest employers in the metro. If you or your spouse works on base, or you are PCSing to Offutt, that is a real quality-of-life difference over commuting from farther out. Shopping and dining at Shadow Lake Towne Center are about 11 minutes away, and downtown Omaha is roughly a 15-minute drive north.

The Regency Building Process

Building a home involves more decisions than most buyers expect. Here is how Regency structures it:

Step 1 — Choose Your Lot and Plan. You work with a New Home Counselor to select a lot in Liberty and choose a floor plan from our Trilogy, Encore, or Forever collections. For Trilogy buyers, this is where structural adjustments happen, before estimates are finalized.

Step 2 — Design Selections. Regency provides an extensive selection guide booklet that walks you through every finish decision. You visit vendor showrooms to select cabinetry, countertops, flooring, fixtures, and more, with pre-construction meetings that keep you involved before the build starts.

Step 3 — Construction and Communication. Your dedicated construction superintendent manages the build on-site. You have frequent contact with your New Home Counselor throughout, plus scheduled job-site meetings so you can see progress firsthand.

Most Trilogy Collection homes run about 5 to 7 months from contract to closing under normal conditions. Your superintendent gives you a realistic schedule at kickoff, not an estimate that slips.

5 Questions to Ask Any New Home Builder in Bellevue

Before you sign with any builder, these are worth asking directly:

1. Who manages my build on-site, and how do I reach them? With Regency, you are assigned a dedicated construction superintendent from groundbreaking to walk-through. They are the person you call, and they answer.

2. Are design selections handled before or after I sign? At Regency, finish selections happen before construction starts, not as change orders after you are committed. Changes mid-build cost more and cause delays at every builder, so handling them upfront protects you.

3. What is actually included in the base price? Ask for an itemized spec sheet. Some builders advertise low base prices and upgrade everything. At Regency, the standard specs are clearly defined before you select upgrades.

4. What is the warranty on the home? Regency offers post-construction customer service and warranty coverage. Ask your New Home Counselor for the current warranty terms specific to your plan.

5. How long has this builder been operating in this market? Regency has been building in the Omaha metro since 1961, over 6,000 homes across 60-plus years. In a competitive Bellevue market, longevity and local track record matter when you are choosing who to trust with a 5-to-7-month project.

About Bellevue, NE

Bellevue is the anchor city of Sarpy County, about 10 miles south of downtown Omaha along the Missouri River. It is the oldest continuously inhabited town in Nebraska and today the state’s third-largest city, so buyers get established infrastructure, mature neighborhoods, and river-bluff green space alongside newer construction on the city’s edges.

The city’s identity is tied closely to Offutt Air Force Base, headquarters of U.S. Strategic Command, which sits adjacent to Bellevue and drives steady housing demand from military and civilian defense workers. Everyday needs are close: Shadow Lake Towne Center for shopping and dining is about 11 minutes from Liberty, and Fontenelle Forest offers trails and nature areas along the river. Capehart Road gives Liberty residents quick access to the wider metro road network.
