Blondo Point Elkhorn NE is the newest of Regency’s four Elkhorn communities, and it’s the only one where you’re picking a lot before the neighborhood fills in. The subdivision sits on ground that was farm field until 2024, when the City of Omaha approved the preliminary plat and rezoned it. Roughly 173 acres. Somewhere near 380 homes when it’s finished.

What makes it different from the rest of west Omaha’s new construction is how close it is to the old part of town. Olde Towne Elkhorn’s brick-paved Main Street is about half a mile away. Ta-Ha-Zouka Park, with its trails, ball fields and the Nebraska Balloon and Wine Festival grounds, is a similar walk in the other direction. You get a brand-new home without living twenty minutes from anything that isn’t also brand new.

Why Build in Blondo Point Instead of a Finished Neighborhood

Buying into a subdivision this early is a trade. You put up with construction traffic and unfinished streets for a couple of years. In exchange you get first pick of the lots, and in Blondo Point the lots are not interchangeable.

The western edge drops toward the Elkhorn River valley, so a chunk of the plat is walkout and west-facing. Third-party lots in the community have been listing between $87,000 and $89,500, and the walkout positions go first. If you want a lower level that opens onto grade instead of a window well, you need to be looking now, not in phase four.

The other thing worth knowing: Blondo Point is a multi-builder community. Landmark, Majestic, Colony Custom, Quest Custom and H3 are all attached to lots here. That means the streetscape will have real architectural variety instead of four elevations repeating down the block. Schools, Commute, and the Part Everyone Actually Asks About

Blondo Point is in Elkhorn Public Schools, which is the reason most families are looking at this side of the metro in the first place. The district runs about 11,455 students across 20 schools and lands in the top 1% of Nebraska’s 245 districts on combined math and reading. Math proficiency is 86% against a 58% state average. Reading is 76% against 47%. Graduation rate is 98%. In 2026, US News put all three Elkhorn high schools in the state’s top three.

For commuting, West Dodge is a short drive south, which puts the 180th Street corridor, the Village Pointe area and the run into downtown all within reach. That’s the practical difference between Blondo Point and Regency’s other Elkhorn communities: Daybreak Springs is oriented north toward Fort Street, and Anchor View is oriented east toward Flanagan Lake. Blondo Point is the one built around getting on Dodge quickly.

What Regency Builds in Blondo Point

The Encore Collection is built around a tighter, faster selection process. It suits buyers who want a predictable path from contract to close without spending six weekends in showrooms.

The Regency Building Process

Step 1. Lot and plan.
A New Home Counselor walks the available Blondo Point lots with you and matches a plan to the parcel. On a sloped lot this matters more than usual, because whether a walkout works depends on the grade. Structural changes get decided here, before estimates are locked.

Step 2. Selections.
You get a selection guide booklet and visit vendor showrooms for cabinetry, countertops, flooring and fixtures. Everything is chosen before construction starts, not bolted on later as change orders.

Step 3. Build.
A dedicated construction superintendent runs your job site and is the person you call. Scheduled site meetings let you see progress in person.

Most Trilogy Collection builds run five to seven months contract to closing under normal conditions. In a community still installing infrastructure, ask your superintendent about utility and street timing on your specific lot, because that can move the start date. More on how Regency runs a build.

Elkhorn sits on the west edge of the Omaha metro and kept its own city government until Omaha annexed it in 2007 after a fight that went to the Nebraska Supreme Court. Not yet. The community is too new for an on-site model. The closest Regency model is the Peyton 1822 at 5409 N 191st Street in Daybreak Springs, roughly ten minutes north, open Thursday through Monday, Noon to 5pm. It shows the same Trilogy Collection finish level you’d be buying at Blondo Point.

Blondo Point is in its early phases, so Regency is selling lots and build slots rather than finished inventory. If you need something move-in ready this year, check available homes across the metro. If you’re building, the lot list is the place to start.
