About the City

Where Regency Builds Near La Vista

La Vista’s problem for a new-home buyer is simple arithmetic. The city covers 3.28 square miles, it was laid out starting in 1959, and it is boxed in on all four sides. There is almost no buildable ground left. What there is sits immediately south, in the same school district.

Sumtur Crossing at 114th and Schramm Road is the closest to La Vista. It sits next to the Sumtur Amphitheater, where the summer concert, movie and theatre programme runs, and adjoins the 450-acre Walnut Creek Recreation Area with its 105-acre lake for hiking, biking and fishing.

Granite Creek at 108th and Lincoln Road is a few minutes further, adjacent to the proposed NRD lake area and close to both Walnut Creek and Werner Ball Park, home of the Omaha Storm Chasers.

Founders Ridge at 126th and Highway 370 is where our model home for this side of the metro sits, showing the Sterling 1893 and Brookside 2990. It backs onto Prairie Queen Lake and Recreation Area and sits minutes from I-80 and Shadow Lake Towne Center. Model hours are Monday, Wednesday and Friday through Sunday, noon to 5pm. About La Vista, NE

La Vista is the only city in Nebraska that started as a single subdivision. In 1959 a developer bought 80 acres and platted 335 homes priced at $9,999 apiece, which earned the place the nickname “House of Nines.” The first families moved in during January 1960 and the city incorporated that February with 1,360 residents. The name means “the view,” picked for the outlook across the Big Papio Creek basin.

Sixty-five years on it holds 16,746 people across 3.28 square miles, making it the twelfth most populous city in Nebraska and the third largest in Sarpy County behind Bellevue and Papillion. Median household income is $81,961 and the median age is 33.5. Worth knowing if you are comparing it against the newer suburbs: La Vista’s own population has been roughly flat to slightly down since 2020, even while Sarpy County overall grew from 190,604 to an estimated 208,303. The county is expanding; La Vista is full.

Why Build New Near La Vista?

Start with what the resale market looks like. Roughly 1,300 people a month search for a house for sale in La Vista NE, competing over a housing stock that is largely 1960s through 1990s inside a city with almost nothing left to develop. You are bidding against everyone else who wants the location.

Building a few minutes south changes the maths without changing your life. Same school district, same commute, same shops, but a lot that exists and a floor plan you chose. Sarpy County’s median home value was $346,815 as of late 2025, so this is not a luxury-only market.

The location holds up under scrutiny. I-80 runs along La Vista’s western edge, Highway 370 crosses south of it, and the Papillion communities sit between the two. Downtown Omaha, Offutt Air Force Base and the Highway 50 corridor toward Lincoln are all straightforward drives. If you are also weighing the neighbouring suburbs, Ralston borders La Vista to the north and Bellevue sits to the east, though both put you in different school districts.
