How to Avoid a Double Move When Purchasing a New Home

A double move can be one of the most dreaded aspects of building a new home and most home buyers will do their best to avoid being forced to make one. However, when you’re buying a new home or having one custom built for you, timing can be difficult. We here at Pratt Homes would like to show you that with a few tips, you can easily avoid a double move and the timing is easier than you think. So if you want to avoid multiple moves for you, your family and their things, take a look at these three steps to learn how you can move straight from you old house into your new one.

Financing your new home

One of the easiest ways to avoid a double move, is to own both homes at the same time so that you can take your time moving and selling your old home. The first step to owning both homes is to go to your bank and get your financing approved. For some this may simply be impossible, and for those of you who are unable to finance two homes at once skip ahead to step two. However, if it is feasible for you to own both your current and new home, here’s what you need to know about financing.

If your home is still being built, the best type of loan you can take out to finance the construction of your new home is the Construction-to-Perm Financing. This type of financing is two loans combined into one. The first loan is short term, normally 3 – 12 months to cover the construction period, and the second loan is your end financing.

Selling your old home

When trying to avoid a double move you’re going to want to try to sell your home as fast as possible. The sooner you have a buyer ready to make an offer on your home the more leverage you have with the closing date. Often the case is that the faster you find a buyer the more money you’ll get. If your home has been sitting on the market for more than a couple of months it can become ‘shop worn’ and you’ll likely have to reduce the price or accept a lower offer.o have to reduce the price and/or accept a lower offer.

Make sure your home is in the best possible condition. If your home is starting to look a little worse for wear it might be in your best interest to invest a little money into your home. You’ll want to make sure your home looks as good as possible or you’re likely going to turn many buyers off.
