4 Areas of Communication to Address While Building a Home

Building a new home is an exciting experience. However, staying up to date with each phase of the process can be challenging. With that in mind, we’re sharing four important areas of communication to address with your builder before beginning the construction phase of building a home.

Questions and Updates

Your builder should be able to provide a simple way to address any questions or concerns you may have. Many builders have specialized software to provide an easy to access hub, which is generally online. This centralized place is typically password protected and offers a secure place to share information regarding progress on your home. In addition to the builder, vendors and trade partners may also have access to it.

Weekly Communication

The construction phase is usually hands-off for clients, so don’t expect to be on-site much while construction is taking place. During this phase, it is your builder’s responsibility to provide you with updates at least once a week regarding your home’s progress. Most builders will try to set up a weekly call or send an email summary of what’s been done and what’s coming up. Depending on where your builder is at in the construction phase, you may communicate more than once per week.

Change Orders and Cost Tracking

While your builder will do their best to ensure everything stays on budget, unexpected costs may come up. If that happens, your builder should first communicate those costs to you so you have the chance to approve them. Depending on your builder’s software, you may be able to submit, approve, and track your costs electronically through your online hub.

Construction Schedules and Timelines

Before construction begins, your builder will provide you with a tentative timeline and completion date. However, until your home is confirmed to be “weather tight,” it’s impossible to know for sure when your home will be completed. There are many outside forces that could cause a setback like bad weather or shipment delays. Throughout the project, your builder should provide you with an updated timeline as well as make you aware of any delays. That way you can plan accordingly if things are progressing slower or quicker than anticipated.
